What Does Closing Check-In or Check-Out Mean?

Closing check-in or check-out is a rate restriction where you decide which days guests cannot arrive or depart for a specific rate. Unlike closing a room, guests can still book stays over the restricted period, but they won’t be able to start or end their booking on the blocked dates.

Option 1: Close Manually (Day by Day)

  1. Go to the Channel Manager tab.

  2. Select the date range and rate category (or all categories).

  3. Open the drop-down for the rate you want to restrict.

  4. Tick the box to close check-in or check-out.

    • Here, you can also set minimum or maximum stay requirements.

To remove the restriction: follow the same steps but leave the box unticked. 

Option 2: Close with the Big Pencil

  1. Go to the Channel Manager tab.

  2. Select the date range and rate category (or all categories).

  3. Click the big pencil next to the category.

  4. Select the date range, weekdays, and rates to apply restrictions.

  5. Review the summary on the right and click Synchronise.

To remove the restriction: follow the same steps but leave the box unticked. 

Option 3: Close with the Small Pencil

  1. Go to the Channel Manager tab.

  2. Select the date range and rate category (or all categories).

  3. Click the small pencil next to the category.

  4. Select the date range, weekdays, and rates to apply restrictions.

  5. Review the summary and click Synchronise.

To remove the restriction: follow the same steps but leave the box unticked. 

Closing Rates and Stop-Sell

stop-sell is a restriction that blocks availability for specific room types, rates, or channels on selected dates. This means guests cannot book those rooms or rates during the blocked period. It is especially useful for seasonal or promotional offers that should only be available at certain times. In RoomRaccoon, a rate type can only be closed by setting its price to 0€, which signals to all connected channels that the rate is no longer available.

Option 1: Close with the Big Pencil

  1. Go to Channel Manager > Rates & Availability.

  2. Select the category or "All room types".

  3. Click the big pencil.

  4. Enter the date range (up to 1 year) and select weekdays.

  5. Under Price change, choose percentage and enter -100.

  6. Select the rate types to close, review the summary, then click Synchronise.

Option 2: Close with the Small Pencil

  1. Go to Channel Manager > Rates & Availability.

  2. Click the small pencil next to the category.

  3. Enter the date range (up to 1 year) and select weekdays.

  4. Set the rate to 0€. If you work with derived rates, all derived rates will also be set as 0€.

  5. Review the summary, then click Synchronise.

Option 3: Stop Sell with Dynamic Pricing

Alternatively, you may choose to stop-sell a rate plan when the conditions of your dynamic pricing rule are met. To assure stop-sell, make sure to set the percentage at 0%. Read more about setting up a dynamic pricing rule here

Good to Know:

  • Derived rates can only be closed if the main rate is closed.

  • Airbnb does not support 0€ pricing (minimum 10€/night). Stop-sell must be managed directly on Airbnb.

  • To reopen a closed rate, use the small pencil and set the desired price.

Closing a Room vs. Closing Check-In/Check-Out

These two actions serve different purposes:

  • Closing a Room: Blocks the room completely so no bookings can be made (ideal for maintenance or renovations).

  • Closing Check-In/Check-Out: Restricts arrival or departure dates for a rate but still allows bookings across the period.

How to Close a Room

  1. Go to Reservations.

  2. Select the room and click the first day you want to close.

  3. Set the departure date and change the status to Blocked.

  4. Click Save.

Blocked rooms will appear greyed out in your overview.

Summary

  • Use check-in/check-out restrictions to control arrival and departure days without blocking bookings.

  • Use stop-sell to fully close a rate by setting its price to 0€.

  • Use room closure when you want to block availability completely.

  • To remove the restriction in the Channel Manager: follow the same steps but leave the box unticked. 

  • To reopen a closed rate, use the small pencil and set the desired price.
