For users with multi properties running on RoomRaccoon, you can easily connect these properties together and make use of the multi-property booking engine.
With a simple dropdown, you can list your properties' locations and names and let guests search for availability to find the best hotel for their needs. Guests can easily switch between locations that drive more direct bookings, especially if the initially chosen property is unavailable.
In addition, you can make use of the alternative property function. When a guest selects dates that are sold out at one of your properties, the Booking Engine automatically suggests alternative properties within your portfolio.
Smart availability check: The system instantly checks availability at your linked properties and shows clear indicators of which ones have rooms available.
Seamless redirection: If an alternative property is available, the guest is redirected directly to that property’s booking engine with the selected dates pre-filled — making the booking journey smooth and effortless.
Full control for hoteliers: From your account’s Booking Engine setup page, you can decide exactly which properties should be shown as alternatives. This ensures that only the most relevant and nearby properties are displayed to your guests.
Please note: The multi-property booking engine feature is only part of your RoomRaccoon subscription when you have multiple RoomRaccoon accounts. For more information about this, please reach out to your Customer Success Manager.
Setting up the multi-property booking engine
Step 1: Navigate to the Booking Engine module in your account.
Step 2: Under your BE Set Up tab, enable the Multi-Property Dropdown checkbox in all your linked properties to add them to the dropdown on your Booking Engine.
How to activate the alternative property function
Go to Booking Engine Settings in the RoomRaccoon Account.
Locate the Alternative Properties section at the bottom (right).
Select the properties you want to display as alternatives.
Save changes.
Please note: You can uncheck any properties that you don’t want displayed, ensuring only close-by or brand-relevant options are suggested.
Example setup
Property A (sold out for Oct 8–9) → Suggests Property B & C (if enabled and available).
Property D (in another region) → Not suggested (unchecked in settings).
Best practice
Limit to nearby properties: Only select properties within close proximity to avoid guest frustration.
Keep branding consistent: Use professional photos and ensure property descriptions are aligned.
The ideal properties for this function are:
Property Management Companies (PMCs) managing several hotels in one city or area.
Hotel Groups wanting to cross-sell within their portfolio.
High-demand seasons where oversold dates are frequent.
Only available for multi-property accounts and requires you to have the multi-property booking engine enabled.
Does not support properties outside the account’s linked group.
In the event that alternative properties are not showing in the booking engine:
Check that properties are enabled in Booking Engine Settings.
Verify that the selected property is sold out for chosen dates.
Please note: at the moment, only availability from the calendar is considered. If you have any restrictions set up in the channel manager, this will not kick in the alternative property suggestions.
